Proposal received for new retail space on Terry Fox Drive

A site plan control application has been submitted by Lloyd Phillips & Associates Ltd. to construct a retail plaza with three single-storey buildings and providing 86 parking spaces at 1140 Terry Fox Drive. The property is owned by Calloway REIT (Kanata) Inc.

The proposed development, would contain a total of six commercial units on the vacant portion of the site and is limited to this position, as the on-site existing stormwater management pond is being retained.

The buildings are proposed in three corners of the four corners of the vacant area, with access from Terry Fox Drive and at Cope Drive. The Cope Drive access also provides access to the stormwater pond for maintenance purposes. A total of 86 surface parking stalls is being provided, including six appropriately located barrier free parking stalls.

No zoning change is required from the current GM1 (General Mixed Use Zone). Existing zoning allows for a large range of residential and non-residential uses. However, a minimum 3-metre landscaped area between the retail site and the stormwater management pond is required by the zoning.

The property is an irregular triangle-shaped parcel with frontage along both Terry Fox Drive and Cope Drive. The property is currently vacant flat lands with graded fill and grassland. The site is surrounded by future development lands to the north, west, and east. There is also the Smart Centres Kanata (Walmart) plaza at 5357 Fernbank Road to the south.

The Planning Rationale suggested that, “The proposed site plan has been designed to ensure it will fit well and work well within the context of the immediate and surrounding area, and that will help to support and complement the high levels of residential growth being experienced within the Stittsville community”.

Expected for completion in early 2020, and not affiliated with this site plan, Councillor Gower noted that, “the construction of Cope Drive to Terry Fox, and Rouncey Road to Fernbank Road, is expected to be completed… Mattamy Homes is responsible for constructing both roads”.
