Tamarack Homes and Tartan Homes each have a long history building quality homes in Ottawa. Poole Creek Village is the first community either has built west of Barrhaven since Jackson Trails sold out about four years ago. New model homes are now open on Maple Grove Road, just west of Huntmar.
The overall development plan calls for about 450 total homes which will be built in four or five phases over the next four years. A mix of singles, towns and semis is being offered.
About half are being built by Tartan, and half by Tamarack, and the two developers will both have homes throughout the community.
“Some will be side-by-side, and there will be a mixture throughout,” said Marissa Tessarolo, a sales rep with Tartan. “It helps with streetscape because you have two different types of houses on any given street.”
Single detached homes make up 77% of Phase 1 offerings, which may be a surprise to some. Tamarack is offering 16 townhomes in Phase 1 and 43 single homes, while Tartan website shows 12 semi-detached homes and 55 single homes being offered. This may reflect competitive activity in the area or most likely, the builders believe there are fewer first time buyers entering the market and recent sales of townhomes and semi-detached homes have reflected this.
First time buyers or those downsizing and looking for townhomes or semis will want to get in quickly to take a look at lots available in Phase 1. For example, Tamarack’s very popular end unit townhomes will have only 8 units available in Phase 1. Likewise, Tartan’s award winning White Cedar and Red Oak semi-detached units will be in limited supply.
Single homes start at $446,900 for a home that’s just under 2,200 square feet. Tartan’s semis are priced starting at $353,900 and Tamarack’s townhomes start at $328,900.
Those signing a builder sales agreement for a new home now can expect to take possession in late 2015 or early 2016. Though this can be a long wait for some, it also allows a good period of time to plan and prep for the sale of an existing property and also increase equity by continuing to pay down an existing mortgage.
A very competitive builder and resale marketplace means some excellent opportunities for buyers. Design centre bonuses are being offered at levels not seen over the last ten years.
Poole Creek promises to be yet another successful development and warrants strong consideration by any buyer considering new construction in our area.
